   You’ll need to instruct a conveyancer before the exchange deadline to avoid losing your reservation fee and the property.
4. Legal checks and searches
   Your conveyancer will carry out vital checks to make sure everything is in order. This includes:
   • Verifying planning permission and Building Regulation approvals.
   • Checking utilities (like water and electricity) are in place.
   • Reviewing any restrictions on how you can use the property.
   • Confirming whether the property is freehold or leasehold.
   • Conducting local authority searches.

5. Exchange contracts
